Ask Denise: Meaningful Reconnecting

Q: “Denise, yesterday at your Summit (#RESS2020) you presented an interesting tool for agents to use to reconnect with past clients they haven’t been in touch with for a while. Can you share that with me? I am – er – asking for a friend.”

A: Please let your friend know that all hope is not lost. You can reconnect with your past clients! But don’t do it with a lame, “I know I have been out of touch and will do a better job in the coming year” letter. Instead, own the moment with a report!

Here is an example of a five-year market report that you can easily put together with information in your MLS. Although we have made snazzy graphs here that go with this agent’s branding, you don’t have to. Your MLS may be able to produce a graph with this information for you.

Basically, choose the neighborhood or area (try to select a sample with at least 12 solds per month to indicate a good trend), and get the stats for the last five years for solds, inventory, and median sales prices per month. Feel free to write directly on this, noting your observations as to why this information is important to them. If you like, also include information on their property assessment to give it a personal touch.

Also include a cover with a photo of their house (updated will impress) and a letter outlining what you have provided.

Then start following up with quarterly, if not monthly, market information.
